Zionsville is a small brick-street village inside a town that covers 67 square miles. For families, the difference decides how far your parent is from help, which office answers the phone, and where the four local senior communities actually sit.
Two Zionsvilles
Say "Zionsville" and most people picture Main Street and its brick pavers. That is the Village, and it is small. The town of Zionsville is something else. According to the town's own profile it covers 67.22 square miles of land, and Wikipedia records that the town annexed roughly 39.5 square miles from Eagle and Union townships in 2010 and another 3.9 square miles from Perry Township in 2014.
That history matters when you are choosing care for a parent. A house with a Zionsville address can be a short walk from the Village or a long drive from it. Two families who both say their mother "lives in Zionsville" may be describing very different daily lives, and very different distances to a pharmacy, a doctor or an emergency room.
The town's own figures put the population at about 31,700 and the share aged 65 and older at 12.9 percent. Wikipedia, citing the 2020 census, gives 30,603 residents and 14.5 percent aged 65 or older. The sources disagree, so treat both as rough. Either way, older adults are a minority of a fast-growing town, and it is worth asking how much of the local support system was built around them.
Where the four communities actually are
Our directory lists four senior living communities with Zionsville addresses. They are not clustered together. Zionsville Meadows sits at 675 South Ford Road, an American Senior Communities property with independent-living garden homes plus assisted living and respite stays. Independence Village of Zionsville West is at 6800 Central Boulevard, a StoryPoint community that combines independent living, assisted living and memory care. Holliday Farms Senior Living, at 11143 Ambrose Lane, is an Arrow Senior Living community inside a master-planned development. Grand Brook Memory Care of Zionsville at 11870 Sandy Drive is memory care only.
Look at those addresses on a map before you tour anything. Central Boulevard is on the west side, near the Meijer. Sandy Drive and Ambrose Lane are elsewhere in a town that is very wide. If your parent's friends, church and doctor are near the Village, a community on the far side of town can feel like a move to a different place, even though the mailing address matches.
One caution. We do not have verified bed counts, license numbers, prices or ratings for any of the four, and nothing in this article should be read as a comparison of quality. Which office answers the phone
Zionsville is in Boone County, and the Area Agency on Aging for Boone County is CICOA Aging & In-Home Solutions, the same agency that serves Marion, Hamilton, Hendricks, Johnson and Hancock counties. CICOA is where you go for a level-of-care assessment and for PathWays Waiver case management. Our post on what CICOA does covers that side.
There is also a local, Boone-specific organization: Boone County Senior Services, Inc. Its main office is at 515 CrownPointe Drive in Lebanon, open Monday to Friday, 8:00 a.m. to 4:30 p.m. It also keeps a satellite office in Zionsville Town Hall, Room 206, open Wednesdays and Fridays from 9:00 a.m. to 4:00 p.m. or by appointment. The numbers are (765) 482-5220 and (317) 873-8939.
The two are not the same thing. Boone County Senior Services lists free legal advice from local attorneys, Medicare and Part D help, SHIP counseling, a caregiver support group, a friendly visitor program for homebound seniors, and personal services such as housekeeping, meal preparation, medication reminders and personal care, billed on a sliding scale by household income and dependent on availability. It is a neighbor-scale resource. CICOA is the gateway to the state-funded programs. Many families need both.
The caregiver support group is in a senior community
Boone County Senior Services holds a caregiver support group on the second Wednesday of each month, 6:00 to 8:00 p.m., at Independence Village Zionsville West, 6800 Central Boulevard. It is open to caregivers, and it is held on the property of one of the communities you might be weighing.
You can use that in two ways. Go to learn, before you have decided anything. Other Boone County caregivers will tell you what they wish they had asked. And if you are considering that community, attending is a low-pressure way to see the building and talk to people who are not selling you a room. Confirm the schedule by phone first, since monthly meetings move.
Emergencies: know the nearest door before you need it
This is the part families skip. Witham Health Services lists its main emergency department at 2605 N. Lebanon Street in Lebanon, open 24 hours a day, phone (765) 485-8000. It also lists Witham Emergency Services, Whitestown at Anson, at 6085 Heartland Drive, Suite 100, with a Zionsville, Indiana 46077 address, phone (317) 768-2100.
We did not find an inpatient hospital listed inside the Zionsville town limits, and we did not confirm which hospital any given ambulance crew will choose. That depends on the emergency, the patient's condition and the crew's protocols. What you can do is ask your parent's doctor which hospital system they are affiliated with, and tell your parent's community which hospital your family prefers. What is the same as everywhere else in the metro
Zionsville's reputation is polished, and some of its newer communities have polished price points to match. But the rules underneath are Indiana's, and they are the same on Ambrose Lane as on the east side of Indianapolis. Assisted living is licensed as a Residential Care Facility under 410 IAC 16.2-5. There is one license type. A building that provides only room, board, housekeeping and activities, without giving medication or nursing care, may not be required to hold that license at all, so ask directly.
Memory care is a written Alzheimer's and dementia special care disclosure under IC 12-10-5.5, not a separate state certification. Ask any community to show you that disclosure, and see our explanation of the dementia disclosure law. Staff who work in a dementia unit need 12 hours of dementia-specific training at the start and 6 hours a year after that.
A licensed community can also be inspected. Indiana's public inspection search lets you pull the survey history. A five-star Google rating measures service, not the regulatory record, so look at both.
Paying: no local price, and no shortcut
There is no published Zionsville or Boone County cost figure for assisted living, and no published memory care median anywhere. Indiana state medians exist for some care types, but they are statewide. If a marketing packet gives you a local average, ask where it comes from.
If money is tight, note that PathWays Waiver pays for care services, not room and board. Room and board help in a licensed community comes from RCAP, a separate Medicaid program, and a community may have a PathWays agreement, an RCAP agreement, both or neither. Ask about each by name. A short plan for a Zionsville family
Start with distance, not amenities. Map your parent's current routine, then map each community against it. Call Boone County Senior Services to find out which of its local supports apply, and ask CICOA about an assessment if you think public benefits may matter. Go to the caregiver group once. Find out which emergency room your parent's doctor uses.

Zionsville is a good place to grow old. It is also bigger and more spread out than its postcard, and the families who do best are the ones who plan for the whole town.
